地铁房概念的请关注：

2009年
西兴G-11、12、14（2）号地块：
临近瑞立中央花城的46号地块。位置可能是以后两年出让的最好的地铁房地块了。总共可以造660套房子。
滨和路北地块：
造1177套房子，距离地铁口可能要1公里左右
[i]风情大道西地块：[/i]
[i]3770套房子，距离地铁口要1.5公里左右了。[/i]

2008年出让的：
月明路北地块，可以造2000套房子，但是距离地铁站有1公里以上了。


[color=darkred]结论：正宗的地铁房概念的楼盘非常少。个人估计，未来两三年滨江地铁房的供应除了东方郡，连园，估计只有瑞立46号地块的几百套房子。所以，08年是地铁房供应的大年。[/color]

难道是靠近建设河的？那确实是好地方，和东方郡的地块有的一拼。

如果靠近风情大道，可能要差一点，我看好像是偏风情大道一点。
那离开地铁口就和风雅离开地铁口的距离差不多了。

滨江江景房：

2008年
闻涛-东信大道(2)地块，可供2398套

2009年无

余量比较大：
一桥附近中海，一桥四桥附近的中海地块，盛元慧谷，水晶城二期.....
三桥和四桥之间还有一个超级江景大盘，三桥脚下的世茂30个亿的大地，海威国际....

结论：
江景土地供应比较少，09年几乎没有江景房土地供应
但是2008和2009年，是滨江江景房供应大年，

总结：

滨江08年09年商品房土地供应充足，如果都能出让，那么意味着，2009年-2012年这些土地能够提供2万-3万套房子。

滨江土地供应逐渐从地铁站附近，一线江景，逐渐向地铁站二线（1KM以外），滨江腹地延伸。



相比之下，滨江的土地出让力度是城西的四五倍。城西2008年出让的土地可供6000多套，而2009年几乎没有土地出让，。

这一方面说明：滨江在以后住房会越来越多，随之会有持续不断的人流涌入。而城西的住房显得更为稀缺，相对于其拥堵的交通，或许更少的土地出让能进一步提升那里的生活质量。
