F5      有没好的建议啊?总感觉阳台看不到景色挺郁闷的,坐在客厅只能看到2号楼呀

F5是朝南的，阳台前的景观是差了点，但朝向是很好的，前面是国信嘉园的一批矮房子，视线不会被遮挡，而且明厨、明卫，每个房间都有窗，这对小户型来讲已经不容易了，就是进门时的那个过道浪费了2个平方米，是该户型的最大缺点，其他方面都是不错的。

<P>　　“最近几天小户型租得特别好，一挂上来就有好几个人抢着租，尤其是月租千元左右的房子，俏得很！”杭州一房产中介的经纪人小杨向记者介绍说，眼下又要到了毕业生离开校园的时候，不少租房者都开始忙碌了，都想赶在盛夏到来之前租到一套适合自己的房子。

    毕业后准备留杭工作的小吴这阵子为找房子可是发了愁。他和室友准备在城西租一套一室一厅的小户型房子，考虑到七八月的酷暑天气，小吴希望房子最好能配空调，月租金不要超过1000元。可是找了半个多月还是没能找到，眼看着炎热的六月就要来临，小吴心里可着急了。据经纪人小杨介绍，现在像这样的客户还不少。

    据裕兴房产的统计数据显示，5月以来求租客户数量不断攀升，下旬客户数量比上旬要多一倍多。其中需求小户型的客户占总数的30%左右，而这类房源只占挂牌房源的15%。严重的供需不平衡导致这类房源供不应求。“前天一套翠苑四区的40平方米带空调、热水器的房子，才挂1100元，刚挂就有客户来把定金付了，连房都不看。”小杨说。

    导致此类房源供不应求的原因有多方面，业内人士认为，一方面此类房源多分布在老城区和城西一带，由于面积较小本身供应量就不足；再加上天气渐热，原先租住农民房的客户开始换房了。需求的增长使得租金也有所上扬，据裕兴房产的统计数据表明，城中和城西一带租金上涨一成左右，原先1000元左右即可成交的房源，现在需要1100元。</P>
