秋天，收获的季节，也是最后维权的时间 春夏秋冬、春夏秋冬，想必大多数业主与我一样，为了浪漫和山的房子，从买下到现在，快2年了。秋天到了，再过3个月，就要从中能公司正式交接了，或拿钥匙，或拒绝拿钥匙。也就是说，与中能公司有了彻底的了解，因为11月大限的到来┄┄不罗嗦了，言归正传，谈谈下一步维权的想法吧？在“沉寂”了大约一个夏天，很多业主又被中能公司打出的“一拳”弄兴奋了。日前，中能公司在其网站发出话来，邀请业主在9月中旬参加其主持的公寓景观方案研讨会。我个人认为，这在双方长达两年的关系史中，中能公司应该是个主动和突破了，主动征求业主的意见和建议。重视业主了？我想了想，这多少还是业主长期以来奔波、努力的结果，特别是业主前工委一棒子人争取的结果，算是我们的一个小胜。没有永远的朋友，也无永远的敌人，只有永远的利益。中能公司可能是这样的逻辑。中能公司既然伸出了“橄榄枝”，我们业主没有不接的理由啊。不但要接，而且要接好，提出我们的意见和建议。这样一来，中能公司若不采取我们的意见和建议，不对绿化等进行调整，理亏的就是是它了。我们业主是不会留给他们“漠不关心”的把柄的。为此，我今天特意带了懂点景观绿化的朋友，去了趟小和山。到了现场，真是有喜有忧（见有关照片）。我朋友说，“公寓景观都已经在做了，还征求什么意见，看来房产公司仅仅是问问你们种点什么树，种多少大小的树罢了”。我看也是。需要澄清一个概念，景观方案不同于绿化方案，绿化方案只是景观方案中的一小部分，而且经现场景观施工单位负责人讲，小区景观的造价远远高于绿化造价，绿化最后才做的。公寓的景观工期从现在起大约需要1个月。也就是说，中能公司9月中旬召开“公寓景观方案研讨会”时，景观已木易成舟，几乎没有调整的余地了，只剩下种树了。据悉，树木将在10月份被种下。可见，中能公司的善意和改变是那么小，小得可怜！“当然，光种树，也是有文章可做的”，我朋友这么安慰我的。比如，在选种上，多种点桂花、含笑、香樟等树和花，要乔木、亚乔木、灌木有层次，要绿化树、闻香树、开花树有搭配；在大小上，当然是直径越大越好，树大成本也大；在种植位置上，要充分考虑小区光照不足，特别是冬季光照不足的实际情况，在中心小广场、人员闲暇集中的地方，建议种大胸径的落叶乔木，在小区外围、周边可种点常青的香樟来绿化，遮挡直视。朋友还特别建议在小区独立花坛处移植大的柿树，城西几个小区有种，一到冬天，红红柿果挂满枝头，味道相当不错的。我认为这些建议很有见地，所有供大家参考。文章开头说秋天到了。也想以此与关心公寓的其他业主共勉。从现在起，到11月底，我们还有100天左右的时间。这是繁忙和关键的100天，要参加维权、研讨会、验房等，到最后交接房子，有很多事情要处理。俗话说，一百步半九十。之前，广大业主、业主前工委做了很多事情，但是如果现在停下脚步来，那之前的也会付之东流。而且，从某种意义上来讲，有原来的基础，下一步维权，我们将越来越主动。经过一个夏季的休整，该到广大业主发力的时候了。同样的道理，对业主前工委来说。我想，问题，有局部问题和全局问题之分；利益，有个人利益和公共利益之分，我们不仅要解决局部问题，也要解决全局问题，我们不仅要维护个人利益，也要维护公共利益。而且，目前存在的大都数是共性问题，涉及每一个业主，具有公共性。请业主前工委有所行动，而不是只有论坛有的行动，启动一个交房维权倒计时，每隔20天、15天、10天甚至更短时间召开相关工作碰头会，通知业主参加，有事则长、无事则短，商议维权交房的大事，毕竟还有污水池等很多事要处理。建立这么个工作机制并运作起来后，谁能来，谁又不能来，将不会影响维权进行下去。现在，似乎论坛有声音，业主前工委却没了动作了。不知道说得对不对，说错了请批评指正。建议其他业主也定期去公寓现场看看，没有调查没有发言权。

请业主前工委有所行动，而不是只有论坛有的行动，启动一个交房维权倒计时，每隔20天、15天、10天甚至更短时间召开相关工作碰头会，通知业主参加，有事则长、无事则短，商议维权交房的大事，毕竟还有污水池等很多事要处理。建立这么个工作机制并运作起来.顶啊[em01]

辛苦了！象绿化等有些建议还是非常务实而有内容的。比如，在选种上，多种点桂花、含笑、香樟等树和花，要乔木、亚乔木、灌木有层次，要绿化树、闻香树、开花树有搭配；在大小上，当然是直径越大越好，树大成本也大；在种植位置上，要充分考虑小区光照不足，特别是冬季光照不足的实际情况，在中心小广场、人员闲暇集中的地方，建议种大胸径的落叶乔木，在小区外围、周边可种点常青的香樟来绿化，遮挡直视。朋友还特别建议在小区独立花坛处移植大的柿树，城西几个小区有种，一到冬天，红红柿果挂满枝头，味道相当不错的。

我是多么多么想我们的小区有匠心独运的绿化。这个季节，我很希望有收获，但KFS会让我们颗粒无收！

开发商不会真正考虑业主的诉求的，希望大家都重视起来，，做些自己力所能及的事情，为自己也为邻居做点贡献！
