物管你有权出租车位和商铺么？

政苑的公建（包括绿地、道路、配套商铺、物管用房、会馆等）全部属于全体业主，你有权擅自出租么？在业主已经买下的道路上画几个车位，你就开始收费了？请问保姆有权出租东家的房产么？
权威人士透露，政苑商铺基本上已经全部出租，价格畸低，且承租方自己经营的很少，不经营转租就大赚了，所以开铺率不高！导致政苑村民生活配套严重不足。而且，商铺出租时间并不象停车证一样有效期至业主委员会成立，而是一租就是５年！没办法了，碰上不尊重业主权利的物管，倒霉了！
忍吧，在机关工作没办法的，不象商品房，业主与物管是平等的，可以对话。政苑的这个物管，明显不是我们雇来为我们服务的，而是是代表省级机关事务管理局来管理政苑小区一切事务的，包括房产和住在这里的村民。

别急嘛！物管并没有出租地面车位，业主委员会成立前是不收费的，只是登记罢了！[em01][em01]

主人太多了一定是仆人说了算的，处长太多了一定是办事员说了算的，我们官场都是这样的，不在官场的人是不肖得的。再大的官你在政苑就要服管，政苑不能一天没有物管，大家看不顺眼可以团结起来换物管，团结不起来只能怨自己没本事，物管在一天就要管一天，居民就要服一天管。这似乎也是现代社会的原则吧。

按政府有关规定，这些设施的所有权是全体业主，但是，物管对这些设施有使用权，当然可以出租，租金收入用来弥补物业管理费用。这叫取之于民用之于民。希望物管在出租这些设施时要加强管理，不能影响业主的正常生活，同时要充分地考虑业主的利益，能给业主提供生活上的便利。如银行、购物、洗衣、洗车、理发、餐饮、水电维修、家政服务等等。

1号路乱停车问题，所停车辆基本上不是政苑业主的。请大家打城管和交警电话,进行投诉。主车道乱停车归交警处罚，非机动车道乱停车归城管处罚的，只有罚单伺候了。
