下沙新城作为三个副城之一将发展成一个新兴的文教卫星城，其支柱产业是高新产业和教育产业，而这也正是杭州今后的支柱产业。杭州科技工业园区(浙江省最大的出口加工基地)就在下沙，下沙大学城将入驻15所高校。因此，下沙新城将是一座真正有产业支撑的卫星城。
下沙新城被定位为杭州副城的规划要远远早于杭州其他区域，是一个规划先行、职住平衡的居住区，也是三大副城中交通最便捷、基础配套设施最完善、城区建设较现代的区块。下沙新城的交通是枢纽型的，绕城公路与沪杭甬高速公路复线在这里相交，使得下沙成为连接周边城市和区域的中转站。杭州主城与下沙间的交通四通八达，有多条快速型通道以及多条公交路线。

在下沙高教园区西区，学源路与学林路中间规划建一条文化休闲长廊，这个长廊处于众多高校包围中。规划者目前设想将该长廊打造成具有浓厚文化色彩的“南山路”式的中心休闲区。消费群体以学生为主，兼顾附近区域的居民。将开设休闲吧，包括咖啡吧、酒吧、茶吧，餐饮类，电影院，还有书店、文体用品商店等。

在这个休闲区西侧、杭州电子工业学院附近，还将建“数码港”。除了学生群体，将来教师也要入住，附近还有大量高新企业员工，他们对数码产品的需求量会很大。现在有很多学生都自带或自己组装电脑，对一些配件、耗用品的消费往往要回到城里购买，十分不方便。

在高教园东区，也将有一条文化休闲带，规划位置在2号大街和学林路之间。

下沙4号大街将首先成为最繁华的商业街
由于4号大街一侧接近高教园区众多的学校，同时周围有大量的住宅楼、商铺。如香榭里花园、未名苑、月雅苑等都已经开发完成，现已基本售罄，但是入住户还比较少。
附近的“大北房产”商铺，规划将成为“服装一条街”。
投资要与消费目标群体的需求相适应。

杭州：打造现代化新副城--下沙要建“新天地”

　　如今，由香港瑞安集团打造的西湖天地已成为杭州这个山水城市的时尚中心。据悉，目前下沙正在酝酿打造杭州第二个“新天地”，由西湖天地的设计者美国伍德公司和澳大利亚拜肯集团担纲总设计。根据杭州市对下沙分区规划的调整，下沙将成为集教育科研、商务、居住等功能于一体的花园式、生态型的现代化新副城。下沙正在全力打造沿江大道及沿江渠项目，通过对道路空间构成、道路动态空间组织、城市景观和场地环境细部构造与小品设施设计，创造出向公众开放的以观光、休闲、体育为主，车辆通行为辅，具有人文气息的景观生态道路。而“下沙新天地”位于其中的下沙沿江商业街。其所处位置具备了得天独厚的时尚硬件：景观(拥有沿江近2公里长的景观带)以及建筑。华元房地产集团将结合现代都市休闲文化和钱塘江观潮文化，将其打造成最具时代特征与现代休闲购物文化特色，最具影响力与发展潜力的杭州东部国际商业中心。

作为杭州的副城，大学城下沙已显示出巨大的商业魅力。近日，澳大利亚福雷德投资发展公司投资4.5亿元兴建的大型文化广场———福雷德广场在下沙高教园区开工建设。这是外资企业第一次在下沙投资不动产。

　　据了解，该项目占地面积55300平方米，位于大学城西区中心地块，对面是270亩的休闲公园———目前下沙最大的公园。这是一项为学生、教职员工的生活提供配套的公建设施，主要包括会展中心、文化休闲广场、现代化酒店、购物中心、科研中心楼等主体建筑，总建筑面积约19万平方米，其中地上建筑面积13.7万平方米，地下车库建筑面积5.3万平方米。
　　目前，已经规划了35000平方米营业面积的综合商业中心。其中，地下一层计划引进5000平方米规模的中型超市；一层计划设置公共服务型的商业配套设施，比如移动营业厅、银行、邮局等，还可能引进肯德基等著名快餐店；二三层为一个4000平方米左右的中式餐厅，计划引进较为著名的本地餐馆，以弥补下沙缺乏大型餐饮店的缺憾。另外，还计划引进数码城、咖啡馆、足浴店、美容院、运动场所、量贩KTV歌厅等。
　　据杭州经济技术开发区介绍，澳大利亚福雷德投资发展公司是一家专门从事大型公共建筑投资的知名企业，具有较强的建筑设计和项目管理能力。为了选择最佳城市投资项目，福雷德公司曾到上海松江、宁波高教园区考察，最后将目标锁定杭州下沙高教园区。该项目预计2007年建成投用，建成后将成为下沙高教园区乃至开发区的重要标志性建筑。
　　据了解，除了福雷德广场，下沙还有两个大型商业项目：华元·十六街区、邻里中心。十六街区和邻里中心位于下沙管委会附近。
　　业内人士认为，学生教师的大规模入驻，使下沙大学城已慢慢成为城市东部极富潜力的商业中心，而位于高教园区内的福雷德广场的启动，将带动这一区域商气的升温。

啊   已经开卖了吗    售楼部在什么地方?   
是酒店式公寓还是普通公寓?

原好象是公建用地项目   现在不知有没有变化  

若普通住宅公寓肯定是好的(位置环境特殊)     若是公建用地性质的酒店式公寓作为投资用就不好说了
因为现在下沙的单身公寓太多   二手市价比大套住宅价也要低些

下沙现在不适合居住！！
要到明年才会有人气！因为下沙的楼盘集中在今年年底起交付，文化中心和休闲娱乐购物中心将在明年年底交付。
但下沙的发展确实非常快！

但是好象除了你们老师，在下沙买房有补贴的，其他公司里的人都觉得下沙太贵了，而且都已经在城里买了房习惯这种生活了，我实在想不出还会有其他什么人和你们老师住在一起。听说你们拿了补贴就可以把房子卖了，赚2笔，做老师真好。
