我说的是你的愿望与现实价格相差太大    是谁在这里硬往房价上去扯是你先要去说什么下沙房价合不合理的值不值的问题

我说过下沙的房价一定值5000的话吗房价值多少钱也是由市场供需均衡所确定不是谁想算就能算的
跟你这种逻辑不通的人再讨论真没有什么意义了

教学区的价格大家可以参考一下北京，北京知春路的地段应该和下沙比较象吧（在三环，不过它有地铁），那里的起步价格是七千多每方，所以下沙还不算贵的。

有没有搞错，下沙比北京三环？比通州差不多，在上海就比比松江、青浦。
城市规模不一样，不能这么乱比的。

对的，现在5环都是闹市，下沙位置和通州差不多，在上海就比比松江、青浦。
但是仍然比不了，那些地方原来就是中等城市，而下沙是开发区，如果大学城在临平或者萧山是可以和松江、青浦比的，窝在2处都住过，不错，房价和上海外环比还要要一些，环境也好，交通也可以（松江有地铁，青浦有A7公路连环线，逆着走不堵，就是早上进上海，晚上回）。

看来很多人都太小瞧了下沙，但是发展的车轮会告诉他们，他们是错的。

我对下沙没有愿望的，因为不会去住。要讲发展，才谈到对它的价值量化，我对它就是这么个评价。逻辑什么的，我也不想多说了，对这个话题我比较烦了，听楼主的吧，好好讲发展，不要提价格的事了，意见不一比较伤人，违心的话我也不想说。

下沙的规划与上海和北京没法横向比较的！城市规模不同，不要牵强！有一点下沙之对于杭州的重要性远远超出临平和萧山，这一点在大学城和科技园区的建设上就可见端倪了，下沙的企业档次很高，人才储备在浙江也是数一数二，其未来的经济增长潜力很大，绝对是干事业的好地方。

   美国的硅谷得益于斯坦福大学的技术支持，台湾的新竹工业园区离不开周边台湾清华和交大的人力资源，而下沙要建设天堂硅谷，人才自然是必不可少的要素。2000年，根据省委、省政府，市委、市政府的要求，开发区规划下沙高教园区，规划10.91平方公里，计划安排15所高校，在校学生规模15万人，总投资81亿元。
