对于买房自住的人来说，价位户型，交通，配套等都还不错，总价还比较低。估计买房的也是自住的多于投资的。对于投资来说，个人感觉回报时间比较长，增值比较慢。有点像股票里的中国联通。纯投资的角度考虑，买在华丰可能需要五年左右的时间才有较理想的回报，这五年时间，这些首付款和这几年要付出的按揭款如果都拿来投资基金，可能回报率更高，而且操作更加灵活。必竟五年时间，政策会有什么变化都是未知数。是买房投资还是买基金（股票）投资，目前是个比较难的选择，何者正确，也比较难判断。

华丰版块，究竟是被低估的，还是就值这么多？看了搜房网的二手房信息，周边的，北景园，祥和人家，都市枫林，二手房挂价都在7000多，超过8000的比较少，还有部分6000多的，这跟亿城嘉园的销售价格差不多。

我在华丰住过一年，可以说丁桥那边周围还是比较“荒”的，华丰附近是杭汽轮，轴承厂，杭叉等重工业企业，离半山只有2公里，往东北就是天都城和临平，初了农村信用社的网点（杭州联合银行），我只在半山看见有个工行。在华丰和北景园周围看到好几家“世纪华联”超市，里面好多东西都过期的，感觉象是私人开的，我同学说是盗版的联华呵呵。民工暴多，治安也乱，感觉那一带还不太安定，东西被偷了倒是小事，警察还定期不定期地来查房，晚上就劝你还是不要出去的好。本来北景园不错的，可惜宣杭铁路硬生生从小区南门穿过，东边又是汽轮机厂，晚上1栋房子没几户亮着灯。环境太差，灰尘多，反倒是半山镇上挺繁华的样子，而且傍山脚，空气清新，不过那里已经属于拱墅区了。

对于老杭州人来说,居住在华丰或九堡真是不可想象;但对于新杭州人来说,没有历史包袱,对这些曾经的远郊区域会大胆接受.相比较而言,我个人觉得老杭州人更愿意接受华丰区域.

现在要去评论这个楼盘的外围，就象楼上几位说的那些情况   那评论的结果就是，你不要买房子了      武林广场好啊，西湖好啊。。。。          90%的人是跟在市场后面的，到这90%的人中大部分都看好某个区块时，房价也就冲上了天             只有10%的人走在市场前，不会被暂时的脏、乱、差给蒙蔽眼睛，而是看大杭州的概念，看硬件和规划。

去年我推荐桥西、甚至今年3、4月我推荐桥西时，有多少人看好呢？   一样引来了很多骂声和不屑一顾      现在呢？？？不是都在排队抢吗？？         可现场也没有多少真正的改善啊！！！           04年，很多人也不看好滨江，现在多么炙手可热啊             05年初，我5000多买酒保的房子时，有谁理解我？                现在呢，新盘已经普遍均价9000了。。。。。
